In rarer cases, these pricing discrepancies exist for strategic reasons.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A property may charge $100\/month more in parking fees than the building down the road because:<\/p>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong>They offer a parking type with more coverage<\/strong>: Competitors may only offer uncovered surface lot parking. In that case, property owners can charge more for covered\/indoor parking.<\/li>\n<\/ol>\n\n\n\n<ol start=\"2\" class=\"wp-block-list\">\n<li><strong>They have a longer waitlist<\/strong>: If a multifamily property only allocates one space per unit\/bedroom\/leaseholder, competition for spaces will be high. Popular advice emphasizes the importance of factoring competitor parking rates into pricing decisions&ndash;<em>but this is only the first step.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You&rsquo;ll also want to consider:<\/p>\n\n\n\n<h3 id=\"1-parking-structure-type\" class=\"wp-block-heading\"><a><\/a>#1: Parking Structure Type<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Covered parking generally commands higher rates than uncovered parking due to the additional benefits it offers&ndash;<em>namely, weather protection and more robust security.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>If multiple parking types are offered at your property <\/strong>(both uncovered <em>and <\/em>covered), you&rsquo;ll want to structure your parking prices accordingly. Set covered parking spots at higher rates than uncovered parking spots.<\/p>\n\n\n\n<h3 id=\"2-parking-space-type\" class=\"wp-block-heading\"><a><\/a>#2: Parking Space Type<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Multifamily parking spaces in New York may fall into one (or multiple) of these categories: <em>standard, compact, tandem, stacked, or EV charging spaces<\/em>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Compact Spaces<\/strong>: Priced lower due to their smaller size.<\/li>\n\n\n\n<li><strong>Tandem Spaces<\/strong>: Renting a tandem space is considered an affordable alternative to renting two separate, standard-sized parking spaces.<\/li>\n\n\n\n<li><strong>EV Charging Spaces<\/strong>: Pricing depends on whether the charging is shared or exclusive to the tenant.\n<ul class=\"wp-block-list\">\n<li><em>EV parking prices will vary depending on whether these are communal stations vs. reserved EV parking spaces.<\/em><ul><li><em>Of 240 sampled properties, 13% offer EV parking options at no cost to the renter. (When EV charging is free, a property most likely offers communal charging stations).<\/em><\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li><em>36% mentioned that residents only have to pay third-party charging fees.<\/em><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<h3 id=\"3-assigned-vs-unassigned-parking\" class=\"wp-block-heading\"><a><\/a>#3: Assigned vs. Unassigned Parking<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Guaranteed parking is an amenity residents will pay good money for. Here are some of the most marketable perks of assigned parking:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Guaranteed parking:<\/strong> Eliminates unpredictability<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Reduces unauthorized parking:<\/strong> When spaces are assigned to specific residents, it&rsquo;s easier to spot unauthorized parkers.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Commercial lots are less likely to offer assigned parking: <\/strong>How do you ensure renters (both residents and non-residents) choose your parking lot over another downtown lot?
